10 Tips for a good presentation
1. Avoid too many colours
Get a room with colours coordinated. A simple colour palette is much more stylish and looks calmer. Look at the basic colours that are present, floor, furniture, windows and build on that.
2. Never overload spaces with furniture
You ensure that there is sufficient Furniture be present, but also no more. If you have a one-bedroom flat, then 3 seats in the sitting area and a table for 4 will do. You provide functionality, but only the bare necessities. 1 TV cabinet, 1 sideboard, the rest should go. Less furniture makes spaces look bigger.
3. Choose 1 eye-catcher per room, view outside, mantelpiece, a handsome designer armchair
With multiple eye-catchers weet je niet waar eerst kijken. Je wordt overdonderd door indrukken, dit geeft een gevoel van onrust en haalt je pand naar beneden.
4. 2 to 3 accessories per surface area is a good rule
Overlaadt geen kasten, vensterbanken of oppervlaktes. Zie ook regel 3 om onrust te vermijden.
5. Avoid plastic flowers, fruit or plants unless good fakes
Een mooie namaak plant, bloem of stuk fruit kan makkelijk 2 keer zo duur zijn als een echte. Bij Property styling you are often obliged to use fakes because properties are unoccupied. Invest in nice fakes or prefer not to place plants or flowers. A flower that you can see is fake is a big turn-off.
6. Safety first. Check clear passage before moving furniture
7. Never use wall paint (latex) on wood
Wall paint on wood looks very unprofessional and creates extra work because the paint has to come back off. After all, you do not want to give the impression that the property was occupied by someone who does not know even the basic rules of DIY.
8. Never lay mats on a carpeted floor
We don't live in Britain where a floor mat on a fitted carpet is normal practice. It is simply not pretty, remove that mat. Or even better: replace the fitted carpet with vinyl or laminate.
9. Different styles in a home (romantic/classical versus sleek modern)
I often see romantic stuff among sleek design. This also creates a sense of disquiet. Choose the style that predominates in the home and extend it to all rooms.
10. Less is more!
This is a golden rule, applicable everywhere and especially at Property styling.
Good luck in styling and selling!
