What is the difference between home staging and interior styling

The difference between homestaging/property styling interior styling

Homestaging or property styling versus interior styling

Interior styling focuses on furnishing a house to suit the needs of its occupants. Property styling, on the other hand, aims to present a house as attractively as possible for sale.

People often ask me if I can also 'style' their homes. They confuse my work as a homestager/real estate stylist with that of an interior stylist. This is understandable, as both professions deal with interior design and styling.

However, homestaging is not yet well known to the general public; many people do not realise that homestaging can contribute significantly to the selling price of a house. Find out how much added value property styling can bring for you.

There are significant differences between the two professions: they work in completely different ways, target different audiences, use different resources and have different deadlines.

Interior styling: a customised home for the resident

What is interior styling:

Interior styling is all about creating a personal atmosphere in the home so that residents get the most out of their home by meeting their specific needs. An interior stylist listens carefully to residents' wishes and asks many questions about their hobbies, lifestyle and what they consider important.

The stylist follows the latest trends and applies them in a personalised concept. This may mean completely changing the layout of the room or moving furniture around to achieve an optimal layout.

An interior stylist asks questions such as: Are you a reader or do you prefer watching TV or movies? Do you like to cook or do you often eat out? or Do you work from home or is your home mainly a place to relax?

Interior styling is all about personalising the home and is intended for the individual or family living there. Interior styling often involves bigger budgets and more time to deliver the project, as the changes are not temporary.

Homestaging, which is making potential buyers fall in love with your property

What is homestaging?

Homestaging, also known as sales styling or property styling, aims to professionally restyle homes for sale so that they can be sold as quickly as possible at the best possible price with a relatively low budget. Homestaging does not focus on home trends or interior design, but purely on restructuring the layout of a house.

Benefits of homestaging:

Potential buyers get through furniture, the right lighting and accessories such as cushions or picture frames make a good first impression. Especially the living room, kitchen and bedrooms are often highlighted. A tidy and well-appointed house gives the impression of being well-maintained, which can boost buyers' confidence.

A well-styled house often sells faster and at a higher price, as potential buyers can more easily imagine living in a neutrally decorated house.

Homestaging is temporary

Unlike interior styling, homestaging is a temporary service. A property for sale is presented as well as possible to potential buyers with minimal investment in order to sell the property faster. For this purpose furniture rented to temporarily furnish the house.

Homestaging as a marketing tool

A home stager or property stylist ensures that the property appeals to the widest possible audience. The property is 'neutralised' quickly and inexpensively so that it is seen as attractive by as many people as possible, increasing the chances of selling.

So homestaging is actually a marketing tool and is part of the sales strategy with the aim of selling the property as quickly as possible at the highest possible price, with limited financial resources.

Summary: The Differences Between Homestaging and Interior Styling

  • Budget: Homestaging works on a small budget, while interior styling often has a bigger budget.
  • Time: Homestaging has a tight deadline, interior styling has a longer one.
  • Resources: Homestaging uses existing resources as much as possible, while interior styling has more flexibility.
  • Duration: Homestaging is a temporary decoration, interior styling is meant to be a permanent decoration.
